South of Market Area (SOMA), San Francisco
We are working with the building Ownership, the master tenant and their architect-engineering teams to upgrade to this 100-year-old, 128KSF Mission Street property.
There are more than 600 daily users and occupants in the building. Work phasing and sequencing are key to this program for deferred maintenance, roof replacement, elevator system rework, fire alarm life safety systems upgrade and ADA improvements. These renovations are slated through 2019 and with completion mid-2020.
New Office Building Development, East Palo Alto
Working with this investor group for their Highway 101 frontage property, we have provided proforma feasibility guidance, solved open issues with the property title and directing communications to the adjoining property owners and the City.
We are currently working with the ownership, architectural and engineering consultants to provide asset visioning and assess alternate structural systems to accelerate construction assembly. With unique Highway 101 frontage, this high visibility, “in-fill” site provides 24/7 tenant name exposure opportunities for future occupants. Capping this four-story LEED Gold building will be a “green” outdoor patio terrace to support dynamic interior zones and alternative workspace opportunities.
Industrial Land Conversion to Residential TOD, Livermore, California
We provided this private trust with an alternative “vision” for their 30 acre “green field” industrial property. Based upon the market, land use planning and financial analysis, we validated a medium-density transit oriented development (TOD) residential community at this Ace Train station location.
We provided ownership with key decision information derived from financial modeling, residual land values determination, profile for potential development buyers, deal structure and timing components for an alternative asset plan. As Owner’s representative for City design review, planning, council, transportation and utility agencies, we directed the tentative map and land plan entitlement approval. A 400% asset value enhancement was achieve with our understanding of regional planning directives for residential transit hubs and securing local Planned Unit Development (PUD) approval.
Industrial to Retail Car Sales, South San Francisco
Working with our investor client, we recently completed a Conditional Use permit approval with the City of South San Francisco. We are now assisting the tenant, Hertz Corporation, as agency liaison to expediate permit processing and compliance fulfillment for the conditions of approval. Hertz intends to create their California showcase used car sales outlet on this 5-acre site. Adjacent to San Francisco International airport and at the junction of 101 and 380, this location will provide regional access for high quality West Coast used car sales.
Private Trust 1031 Purchase Due Diligence, Eureka, CA
We recently assisted this private trust with an exchange purchase of this 49KSF grocery anchor retail asset. Working with the general partner and the legal counsel, we provided comparative analysis of leases and cash flow leading to a ranking of fourteen potential properties located throughout the Western United States. This analysis lead to a focus on three target properties and letters of intent. Following these letters, we managed a “rapid response” consultant team due diligence review for final purchase and sale agreement negotiations and close of escrow.
Tres Agaves Products, Guadalajara, Mexico
We are working with this San Francisco Bay Area corporate client to advise and manage the construction of their new 23,000 SF industrial facility for distillation, bottling, barrel aging, storage and shipping on an 80 acre location near Amatitan in the Tequila Valley.
The Guadalajara based architectural, engineering, project management and construction companies are on track for Phase 1 completion and distillery startup in Q3 2018. Full facility operations commenced in 2019 to give Tres Agaves new capabilities for scaling their production volume and distributions to USA. Phase 2 expansion will provide an 8,000 SF visitor an tasting center in 2020.
Commercial Retail Infill Development, Danville, California
Danville Square’s private trust ownership sought to expand, reposition and reimage this 50-year-old retail center in heart of downtown Danville. Providing the asset vision matched to the local demographics, we implemented a “highest use” fee development program including: 1) local agency entitlement representation, 2) brokerage services and 3) project management for all architectural, engineering and construction operations.
Additionally, we provided management coordination and representation for additional land acquired through the local Redevelopment Agency (RDA) and the development agreements with the local agency for phased expansion andre-image design.
Along with doubling in size, this multi-year, $8MM phased construction, reimage and expansion accommodated existing tenants and openings for new tenants. The project is anchored by Starbuck’s, Trader Joe’s, Chipotle, Rockcliff Realty, Jamba Juice and United States Postal Office. This very active retail asset is a significant component to the downtown Danville mix of local and regional retail opportunities. The net result was a doubling in size to 56,000 square feet, increased tenant mix and 170% asset value enhancement for the ownership.
