Working with the DVC Plaza private trust, we provided market and financial analysis to identify high-value asset planning options to reposition this 30-year-old, 20-acre, 205,000 SF East Bay shopping mall.


It was determined that with land-use changes and real estate product revisions, the asset value could be increased substantially in a short period of time.  We directed zoning and General Plan changes to reposition this property from “neighborhood commercial” to “mixed-use” enabling residential and commercial use redevelopment.  Subsequently, this private trust sold the asset for 250% of the cash flow cap rate.
