Industrial Land Conversion to 400+ Units TOD MFD
We provided this private trust with an alternative “vision” for this 30-acre “green field” industrial property. Based on the market, land use opportunities, and financial analysis, we validated a medium-density transit-oriented development (TOD) residential community asset plan at this location. As the Owner’s representative, we directed the tentative map and land plan entitlement approval with the Planning Commission and City Council.
Based upon our vision, A&E team management, and ability to secure a Planned Unit Development (PUD) approval with the City we achieved a 400% asset value enhancement for our client upon close of escrow to the residential developer purchaser.
